Your goals. Your next home. Your possibilities.
Let’s find your starting point.
Start your preliminary loan review by completing the following steps. This process applies to purchase and refinance applications. It does not apply to HELOC requests.
Step 1
Enter your information accurately and use your full legal name exactly as it appears on your government-issued identification. Include any co-borrower who will be part of the loan.
Step 2
Include your spouse or co-borrower’s information when applicable. Make sure all names match the names on your driver’s licenses exactly.
The documents needed depend on the loan program and your financial situation. You may be asked to provide:
Please provide documents only through the secure method supplied by the lending team. Do not send Social Security numbers, complete account numbers, passwords, or other sensitive information through regular email or text messages.
Once we receive your application, credit verification and required documents, we can review your complete scenario and determine the best available financing options. We may contact you for clarification or additional documentation.
Submitting an application does not constitute approval or a commitment to lend. All scenarios remain preliminary and are subject to verification, underwriting, property review, and applicable program requirements.
SABIZ Loans offers financing for homebuyers, homeowners, business owners, self-employed borrowers, and real estate investors. We review each client’s goals, property, credit, assets, and income documentation to identify the loan options that appear most suitable.
Our broad selection of conventional, government, Non-QM, and investment-property programs allows us to offer competitive interest and flexible structures based on each client’s circumstances.
We evaluate the monthly payment, points, lender credits, closing costs, documentation, and loan structure to find a practical balance between the client’s monthly payment and upfront expenses. Interest and pricing depend on the complete scenario and can change until locked.

Explore SABIZ HELOCThrough our lending platform, financing is available for properties in 49 states and Washington, D.C.
New York is the only state where we do not currently facilitate mortgage applications or loans secured by properties located in that state.
Availability is subject to applicable loan-officer licensing and program-specific geographic restrictions. Not every product is offered in every state.
Complete the loan application, the separate credit verification and prepare the documents that apply to your situation. These steps are for purchases and refinances; HELOC requests follow a separate process.
The initial verification is a soft pull and does not affect your credit scores. The $80 fee covers the service provided by an independent credit-reporting company. Include your spouse or co-borrower when applicable and use names exactly as shown on your driver’s licenses. Review the provider’s authorization and price before paying, and any later credit authorization separately.
Options may include personal or business bank statements, 1099 income, a qualifying Profit and Loss statement, or eligible assets. The right documentation depends on your complete scenario and program requirements.
Yes. Conventional and Non-QM options may be available. DSCR loans primarily evaluate the property’s rental income, and select programs allow qualifying business entities to hold title. Property and program requirements apply.
Select programs offer up to 40 years, which may lower the required monthly payment but increase total financing costs. Interest Only payments generally do not reduce principal during the initial period; payments may increase when principal repayment begins.

No. An application starts a preliminary review, not an approval or commitment to lend. Verification, underwriting, property review and program requirements still apply. Interest and pricing can change until locked.
