What is a home equity line of credit (HELOC)?

A home equity line of credit, or HELOC, is a revolving line of credit. Instead of receiving a one-time loan amount as you do with a traditional loan, a HELOC gives you a borrowing limit (or credit limit). As you repay the balance, you can withdraw money from the credit line as you would with a credit card when you need it. A HELOC is secured by your home as collateral.

What’s the difference between a HELOC and a home equity loan?

A home equity loan provides a lump sum with fixed payments and interest, usually over 5 to 20 years, and is often used for major home repairs or debt consolidation. In contrast, a traditional HELOC offers a flexible credit line for ongoing expenses, allowing you to borrow as needed over a set period. SABIZ HELOC gives you the full amount upfront with fixed or variable interest rate options, but like a traditional HELOC, you can borrow again once part of the principal is repaid.1

What are the requirements to qualify for a HELOC?

To qualify for a HELOC, you must have sufficient equity in your home, meaning the amount you owe must be less than the home's current value. Lenders typically allow borrowing up to 85% of the home's value minus what you owe. Besides equity, lenders consider factors like credit score, credit history, employment, income, debt payments, and debt-to-income ratio to determine approval, credit line amount, and interest rate. The qualification process is similar to applying for a mortgage, so it's important to research and ensure you meet specific lender requirements before applying.

Can I apply with a property owned by an LLC?

Yes. SABIZ HELOC accepts properties held in LLCs as eligible collateral, as long as all standard underwriting requirements are met.

Is SABIZ HELOC tax deductible?

You may be able to deduct interest paid on a home equity product if the loan is used for home improvement. You should consult a tax advisor regarding the deductibility of interest and charges.

How do HELOC interest rates work?

There are lenders that offer both variable rate and fixed interest rate home equity lines of credit. SABIZ HELOC offers both fixed and variable options so you can choose the option that works best for you. A fixed-interest rate HELOC can provide payment predictability and peace of mind for borrowers. A variable-interest rate can change over time and follows the market. Some months your payment could be higher, and some months it could be lower.

  1. Disbursement and rates. SABIZ HELOC initially disburses 100% of the amount, less the origination fee. With the fixed option, each additional draw may carry a different fixed rate based on the Prime Rate published by The Wall Street Journal for the month before the draw, plus a margin. With the variable option, the rate and payment adjust monthly according to the contractual index and margin, subject to a rate floor and cap; the balance of all draws is subject to adjustment. Additional draws are available only during the allowed period. For this program, the variable option is not available in MA, VA, MS, IL, WI, VT, DC, OK, TX, NY, CO, WY, WV, and SC.
  2. Approval and timing. Possible approval in five minutes is subject to verification of income, employment, and at least average property condition through a report. The five-business-day timeline assumes closing with a remote online notary and an amount below $400,000 with no appraisal required. Appraisals, in-person signing, electronic recording restrictions, or local waiting periods may extend the timeline. Loans above $400,000 require an appraisal.
  3. Amounts and eligibility. Loan amounts range from a minimum of $15,000 to a maximum of $750,000. The minimum is $25,001 in Alaska and $35,000 in Texas. Your individual maximum may be lower and depends on home value, lien position, credit profile, verified income, and available equity. Value is determined through independent sources, automated valuation, or appraisal.
  4. Credit inquiry. The initial rate and terms check uses a soft inquiry that does not affect your score. Continuing and submitting an application involves requesting a full report from one or more credit reporting agencies; this inquiry may affect your score.
  5. Rates, fees, and insurance. The rate depends on credit, combined loan-to-value ratio, term, occupancy, application date, and fee options. An origination fee of up to 4.99% of the initial draw may apply. Possible costs include valuation costs of $180 when automated valuation is unavailable; appraisals of $500–$2,000 for amounts above $400,000; manual notarization of $350; recording fees of $0–$315; and recording taxes of $0–$1,400 per $100,000 borrowed, depending on location and transaction. Property insurance is required, and flood insurance may be required. HELOC APR does not include costs other than interest. Review all fees in your offer.
